Whiteside Industrial Properties Inc. was established in 1991 by Jim Whiteside with a specialization in Industrial Real Estate representing Fortune 500 Manufactures and Distributors throughout the Carolina’s along with Developers, Value Add Investors, and small businesses alike. In 2020 Jim’s son, Brooks Whiteside became President and sole owner of the firm renaming, the business Whiteside Properties to reflect the urban core assets the firm has added to their niche. Roughly 50% of the transactions the firm is now involved in are Urban Core properties that are adaptive reuse, creative office, urban retail, or infill land sites. Brooks is growing the firm’s offerings to not just include advising clients on Sales and Leasing  but also Property Management, Project Management, and Consulting.

Brooks became president of Whiteside Properties in 2020 after 10 years of brokerage with the firm. Brooks began his career specializing in Industrial Real Estate, but has brokered transactions that span all asset classes. Recently, Brooks has focused on urban infill sites, adaptive reuse developments, and creative office space. Brooks is passionate about finding higher and better uses for CRE Assets in path of progress and high growth submarkets. 

Brooks' clients include Developers, Private Equity, Family Office's, and Local Property Owners. Brooks also represents Tenants in the marketplace seeking unique retail and creative office spaces for their businesses.

Bryn began working at Whiteside Properties in 2017 with a background in Non-profits, Food & Beverage operations, and Sports Programs.

Bryn not only manages our office but has branched out into office and retail brokerage. Bryn has brokered sales and leases for both office and retail space throughout the Charlotte market. She is well regarded by her clients and has become a trusted adviser to them. As a former Villa Heights resident, she knows NoDa, Optimist Park, and Villa Heights like the back of her hand. Bryn also lived in the Triad for several years so she is familiar with those markets as well. Bryn has a B.S. in Sports Management from the University of Miami.

Jim Whiteside is from Gastonia, NC and has called Charlotte home since 1981. Jim has been advising clients in commercial real estate since 1987, founded our firm, and specializes in Industrial real estate. Jim positioned himself as a specialist in the Charlotte industrial market working with clients ranging  from Conagra ,CSX, Virkler and Jones Chemicals, Alcoa, Mastec Wireless, and Fed Ex to local legacy family businesses and property owners.

Jim has a vast knowledge of the Charlotte market and advises manufacturers and distributors on site selection, facility efficiencies, and current market deal points. Jim advises his clients on complex environmental, title, and zoning regulations drawing from his over 34 years of experience in the real estate industry. 
 

While Jim has long been an Industrial specialist he has a passion for Historic and Adaptive Reuse properties as well. Jim has personal experience redeveloping  eight of these investments for his own portfolio and can advise clients on hurdles and pitfalls when redeveloping these unique properties. One of the adaptive reuse highlights was working on the 450,000 square foot  Hercules Industrial Park  with the late Neal Hall and positioning it to become a strategic piece of Camp North End as well as leasing and selling the 1701 N. Graham Street building where the vintage Gama goat is showcased.

Jim is President of the Historic Textile Supply Property Owners Association and serves on several strategic committees for Hound Hears Club in the NC Mountains. He was instrumental in helping establish The Gold District in South End which pays homage to the gold strike of the 1800’s where 3 gold mines once prospered. Jim has a B.S. in Business Management from Appalachian State University.

Daniel Marsha is from Columbia, SC and previously worked for Jacobsen, a Textron Company prior to joining Whiteside Properties which gave him insight into a national manufacturing business and their facilities needs. At Whiteside Properties Daniel has represented Landlords, Sellers, Tenants, and Buyers with a knack for finding off market opportunities for his clients. In several cases Daniel has stepped in to advise clients that were undervaluing their real estate and successfully sold their property for hundreds of thousands of dollars more than they were being pitched. 

Daniel is a trust worthy and hardworking team member that always has his clients best interest in mind.  Daniel has a B.A. in Sports Management from the University of South Carolina and a Masters in Sports Management from The Citadel Graduate College.

VICE PRESIDENT

Thomas joined Whiteside Properties in 2022.  Prior to Whiteside, Thomas served as Vice President of Industrial Sales at Binswanger, where he a part of deals that have excessed 1,600,000 SF and 20 million dollars. Prior to real estate, Thomas worked in franchising development for over six years with companies including Best Western, Chicken Salad Chick, and Driven Brands, where he significantly helped grow their footprint across the country. While at Best Western, he was recognized by the company as the Top Producer of 2019.

 

He is a graduate of the University of South Carolina where he received a Business Management and Marketing degree. Thomas enjoys spending time with his wife, their two children, and their dog. In his spare time, he enjoys traveling and golfing. He is an avid Gamecock, Carolina Panthers, and Atlanta Braves fan.

Ben Breaux joined Whiteside Properties in 2023 after moving from his hometown of New Orleans. Ben attended LSU and is completing his major in Sociology and minor in Economics while in Charlotte. Ben started his career at Elifin Realty where he assisted junior brokers get started with prospecting and research. Ben is concentrating on Industrial real estate at Whiteside Properties while also focusing on Urban Core Office and Retail properties. Outside of brokerage Ben enjoys playing tennis and golf and is an avid Football fan. 

JIM
COOKSON

Associate Broker

Jim graduated from Stanford University with a degree in Economics. He moved to Gastonia, NC to start an industrial manufacturing plant in 1978 for The Cookson Company. As VP of Sales and Marketing, the company became the 2nd largest Rolling Door Manufacturer in the United States and had distributors in all 50 states. Jim Retired from the door business in 2013, but has been actively involved in several manufacturing businesses since. 
 

Jim has been very active in the Gaston County Community. He has been The United Way of Gaston County Campaign Chairperson in 1988, 1993 and 2001. Because of his involvement with The United Way he has won numerous awards. In 1988 he was the Gaston County Volunteer of the year as well as a 9 Who Care Finalists and a recipient of The Governor’s Award for Volunteer Service. In 1993 he was chosen as the Gazette Person of the Year and has been twice awarded with a Paul Harris Fellow. In 2002 he served as the Gaston Regional Chamber of Commerce Chairperson. He has volunteered at the West Gastonia Boy’s and Girl’s club and served as the Emcee for Dancing for The Future Stars the last 12 years. He has also worked with The Back Pack Program and Habitat for Humanity.  
 

He is an active member of The First Presbyterian Church of Gastonia having served as an Elder and an instructor in the Bethel Bible Study Course. He lives in Gastonia with his wife Alison and spends time with his 4 grandchildren in Charlotte and Denver, CO.
 

Jim has an extensive manufacturing background and understanding of manufacturing / industrial building requirements.
